  • The BRE have released a revised version of their measure of building sustainability, BREEAM, which will come into effect on the 1st August 2008.  These revisions are considered some of the most revolutionary yet but are hoped to address some of its previous shortcomings.
  • BREEAM 2008 will take more account of the energy efficiency of the building.  It is hoped that this will bring it more in line with Energy Performance Certificate grading.
  • Most significant change has been the amendments made to the weightings used to calculate BREEAM scores. Greater weighting has been placed on energy, water, waste and materials.
  • Credits assigned to each of the particular areas that make up BREEAM have been revised. New credits have also been added.
  • Minimum requirements have been introduced for a number of credits, particularly those tied to energy and water.
  • BRE have introduced a new attainment level titled 'Outstanding' and will be awarded to those schemes scoring over 85%.
  • A mandatory two stage assessment process has been introduced covering both the design and post construction stages.
  • We suspect BREEAM will mean an increase in development costs as it will be more difficult to achieve the higher levels of Excellent and Outstanding.
  • The changes could prove beneficial to developers and landlords as it could mean a closer correlation between a BREEAM and EPC rating. This could enhance occupancy as it will provide occupiers with greater confidence that by taking a highly rated BREEAM building that it will in fact be more energy efficient.
